&lt;p&gt;I believe it represents more shift of wealth from "wish they still hads" (the eroding middle class) to those who still have, the so-called "1%"&lt;/p&gt;

&lt;p&gt;I think that investors are more aware of the pending housing shortage (the underlying supply that will be affected by future demand).  Almost no houses have been built since 2007 - so there is a latent 5 years worth of missing new inventory.  &lt;/p&gt;

&lt;p&gt;Interest rates are at historical rock-bottom, and investors are benefiting, while that opportunity passes a very large number of lower and middle middle class Americans by.  &lt;/p&gt;

&lt;p&gt;I believe the net result of these trends will be a large segment of America shut out of home ownership, as the pending housing shortage drives house prices up while interest rates begin rising and before the lower and middle middle class segments recover.  &lt;/p&gt;

&lt;p&gt;A large slice of America will be denied home ownership, and the economic freedom and liberty it has typically represented in our country.  This will be a fundamental and irreversible shift.  Irreversible, that is, without a minor or major revolution of some kind.&lt;/p&gt;

&lt;p&gt;Anyway, I'd be very interested in your take on this speculative scenario.&lt;/p&gt;
